Multiple Migraines

real estate stressWith all the hoopla going on in the media about the lack of inventory and multiple offers, there is little talk out there about the STRESS that occurs when listings go viral. Buyers are certainly feeling the stress. That’s a given. But it can be a real drain on the emotions for both sellers and their agents. Surprise, surprise.

Cati and I have had three listings hit the market over the past few weeks. In each situation we had multiple offers (3, 5 and 6 to be precise). So, why are we often feeling nauseous?

  • Open house guilt. We get to meet a lot of the bidders first hand. We see them oohing and ahhing, taking measurements, walking the perimeter, picking out rooms with their kids. We kind of get to know them. And like them.
  • Pre-inspection guilt. Sure, we’re keeping the home inspectors employed, but some folks will be spending their money for nothing. Nada. Zilch. Only one party can get the house.
  • 2005 all over again? We were both in the business the last time things got out of hand. No inspections, Read the rest of this entry »

East Bethesda MD 20814 Homes for Sale 5/17/13

said on May 17th, 2013 filed under: Bethesda

Update for 5/17/2013.  Two new listings and one is already under contract.  No price drops.

All the homes in this article are currently for sale within East Bethesda. The top of the list features the newest listings, while the bottom showcases those that have been on the market for quite some time. I’ll be updating this post every Friday, so be sure to check back to see what’s new, what’s gone, & what might be coming (and check out the date up top… if it’s not current, neither is this information!). I’ve lived in East Bethesda for over 17 years. I’ve sold real estate in East Bethesda for over 14 years. It’s a wonderful neighborhood within walking distance of two metro stops AND downtown Bethesda. While all of this information is available to you on the various search engines (and please keep in mind that these are not all of my own listings), I’ve taken the time to inject my opinion on the condition, pricing, and likelihood of each property selling… or not. I hope you’ll give me a call if you have any questions. I have loved living here over the years, and I want to share it with other enthusiastic people!

The April 2013 Evers & Co. Real Estate Report

said on May 15th, 2013 filed under: State of the Market

The real estate market in the close-in Metro area continues to move at a robust pace with dollar volume of sales up 21% over last April and average sales price up 6%. The number of days on the market was down a significant 35% compared to last April as more buyers enter this very competitive DC area marketplace.

The biggest news to come out this month in the greater Metro market is the incredibly low 1.9 months supply of inventory! To get some perspective, a 6-month supply is considered normal in many parts of the country. This acute shortage is likely to continue throughout 2013, because even though more sellers are entering the market, they are greatly outnumbered by enthusiastic buyers, who have renewed confidence in the housing market and who want to take advantage of the record low interest rates and the variety of favorable mortgages available.

* Statistics are taken from the Metropolitan Information System for three areas: Washington, D.C., Montgomery Country, Maryland; and Fairfax County, Arlington and Alexandria in Virginia.

The Evers & Co. March 2013 Real Estate Report

said on April 11th, 2013 filed under: State of the Market

Washington CathedralThe big news for March in the close-in Metro marketplace was the surge in dollar volume of sales to 21% over March 2012, and 46% over what it was last month! This is good news because we have been experiencing a great increase in buyer demand and not nearly enough supply to satisfy that demand. The reality of a strong real estate market has finally influenced homeowners to make their move now, and renovators and builders who have recently re-entered the market will soon be adding to the supply of homes for sale.

The other encouraging data that will spur would-be sellers to act is this past month’s 8.5% rise in price over last March. However, even with the increase in listings and sales, the inventory has been so historically low that we will still be experiencing a relatively tight supply for the next several months.

* Statistics are taken from the Metropolitan Regional Information System for three areas: Washington, DC; Montgomery County, Maryland; and Fairfax County, Arlington and Alexandria in Virginia.

This one sold about 2 years ago. I’ve always been fascinated by this house because of its energy efficiency. There was a recent article about this very house in the Washington Post discussing Passive houses. This one boasts 5BR/4.5BAs. It’s convenient to Metro, Walter Reed, NIH and downtown Bethesda. This house has a great feel to it… I love the front porch. Days on Market:35
