Final Walk Throughs

Not what you bargained for...When you are buying a house, it’s customary to have a final walk through just before settling. The reasons are numerous, but mostly it’s to make sure that the house is in the same condition as when you signed the deal or had your home inspection (however many weeks ago).

It gives the buyer one last chance to see the place before they sign on the dotted line.  It’s also in the best interest of the seller.

Hot off the Press

real time updatesThese days, most people do their home searching on the internet.  There are a bunch of sites out there that can provide you with information on the local listings.  Some will offer up an opinion as to the value (Zillow).  Others are known for having great maps or open house information.  I happen to run a weekly post that summarizes listings in my neighborhood of East Bethesda. It runs the gamut.  Just about every site has it’s niche.  What they don’t tell you is that these search engines pull their information from one source: the Multiple Listing Service. That’s me! Rather, it’s part of me.  The MLS gathers input from dues paying, licensed real estate agents and puts it into a pretty little package that feeds various real estate sites.  The MLS gets the information FIRST.  No other sites can offer real time updates.

As a result, I get a lot of calls from people asking about various listings that went under contract days ago. Or they want to see 123 Main Street, only, it’s sold. The information out there is only as good as the search engine that is Read the rest of this entry »

Bethesda/DC Area Absorption Rates- July 2012

There are several ways to figure out how well the real estate market is doing. One of them is to take a look at he absorption rate – or, the amount of time it will take to sell the current inventory. It is by no means an exact science, but it does help decipher the local market.

So, how did July 2012 fare? Geez- pretty well.  There’s not much to sell.

If You Can Qualify for a Loan…

Buy Now?… a house is a good investment. There is a great article in USA Today that discusses the virtues of buying a home.  It tracks the peaks and valleys of the national market, and comes to the quick conclusion that now might be a great time to buy.  Of course, locally, we’ve known this for a while.  The news comes as no surprise to the scores of DC area home buyers who are fighting over some very limited inventory.

The article touches on the three big factors that go into buying a house today:  qualifying for a loan (many hurdles to jump), low interest rates (unbelievable!), and supply (low, as I mentioned before, triggering more building = more employment = increased pricing, etc).  It makes for good reading:  If you can pull it off, a house is a smart investment.

The Evers & Co. July 2012 Real Estate Report

crossing guardThe housing market throughout the country is in recovery, with the close-in Washington Metro area marketplace leading the most successful metropolitan markets with a 7.4% increase in dollar volume of sales over last July and a 20% decrease in days on the market.

While prices didn’t go up much in July, they had risen in the greater Metro area this spring to within 80% of the peak bubble prices. There is a continuing shortage of product, since very few new homes were built over the past six years and some sellers are still keeping their homes off the market, waiting for prices to get closer to what they were in 2005. This is creating situations with multiple bids on popular properties. With limited product, an expanding local labor market, high prices on rentals and record low interest rates, we can expect that this Washington area marketplace will only continue to improve.

*Statistics are taken from the Metropolitan Regional Information System for three areas: Washington, D.C.; Montgomery County, Maryland; and Fairfax County, Arlington and Alexandria in Virginia.
