Buyers are certainly feeling the stress. That’s a given. But it can be a real drain on the emotions for both sellers and their agents. Surprise, surprise.</p>
<p>Cati and I have had three listings hit the market over the past few weeks. In each situation we had <strong>multiple offers</strong> (3, 5 and 6 to be precise). <strong>So, why are we often feeling nauseous?</strong></p>
<ul>
<li><span style="text-decoration: underline;"><strong>Open house guilt</strong></span>. We get to meet a lot of the bidders first hand. We see them oohing and ahhing, taking measurements, walking the perimeter, picking out rooms with their kids. We kind of get to know them. <em>And like them</em>.</li>
<li><span style="text-decoration: underline;"><strong>Pre-inspection guilt</strong></span>. Sure, we’re keeping the home inspectors employed, but some folks will be spending their money for nothing. Nada. Zilch. Only one party can get the house.</li>
<li><span style="text-decoration: underline;"><strong>2005 all over again?</strong></span> We were both in the business the last time things got out of hand. No inspections,<span id="more-7199"></span> no appraisals, no financing, sure &#8211; stay 2 months, rent-free. Well, <em><strong>it’s happening again</strong></em>. The only ones who can really compete are those with a healthy checking account and nerves of steel. When we ask parties if they can remove a contingency to increase their competitiveness, well, it makes us feel guilty. We’re working for the seller, and our aim is to generate the strongest offer possible for them. But sometimes it feels a little icky.</li>
<li><span style="text-decoration: underline;"><strong>Someone has to lose.</strong></span> What do you do when several offers are almost identical? Sure you can ask for a best and final. Sometimes that results in more “sameness.” How do you pick? This is where we become shrinks and will pose to the sellers “who do you trust more? Who earns more $? Who is likely to hold onto their job through settlement? Who did the pre-inspection first?” <em>It’s exhausting</em>.</li>
<li><span style="text-decoration: underline;"><strong>Agent guilt</strong></span>. It takes time to put together a proper offer. And agents only get paid when the offer is accepted and goes to settlement. Sometimes in multiple offer situations we know more than one of the agents and have worked nicely with them in the past. It’s hard to say no to some of these folks, but we have to.</li>
<li><span style="text-decoration: underline;"><strong>What if we choose the doofus?</strong></span> <em>This one is the one that keeps us up at night</em>. In the end, we want what’s best for our sellers. A good, strong, clean (as possible) offer that will make its way to settlement without issue or drama. We do our best to scrutinize each offer, looking for hidden signs that THIS will be the offer that is trouble-free. <strong>Experience, combined with a healthy dose of paranoia, helps us avoid the duds… <em>most of the time!</em></strong></li>
</ul>
<p><strong>And our clients?</strong> While I’ll admit that it’s easier to be on the selling end these days, it’s certainly not stress free for them, either. They have to maintain a Pottery-Barnesque façade, be ready to clear out of their house at a moments notice, fret about the weather, hide the dog, and, oh yeah, fend off all of those offers.</p>

<p>The real estate market in the close-in Metro area continues to move at a <strong>robust pace</strong> with <strong>dollar volume of sales up 21% over last April and average sales price up 6%.</strong> The number of days on the market was down a significant 35% compared to last April as more buyers enter this <strong>very competitive DC area marketplace</strong>.</p>
<p>The biggest news to come out this month in the greater Metro market is the <strong>incredibly low 1.9 months supply of inventory!</strong> To get some perspective, a 6-month supply is considered normal in many parts of the country. This <strong>acute shortage is likely to continue throughout 2013</strong>, because even though more sellers are entering the market, they are greatly outnumbered by enthusiastic buyers, who have renewed confidence in the housing market and who want to take advantage of the <strong>record low interest rates</strong> and the variety of favorable mortgages available.</p>

The reality of a strong real estate market has finally influenced homeowners to make their move now, and renovators and builders who have recently re-entered the market will soon be adding to the supply of homes for sale.</p>
<p>The other encouraging data that will spur would-be sellers to act is this past month’s <strong>8.5% rise in price over last March</strong>. However, even with the increase in listings and sales, the <strong>inventory has been so historically low that we will still be experiencing a relatively tight supply for the next several months.</strong></p>
