Ten Cheapest Houses in Bethesda MD

Face it.  Housing in Bethesda, Maryland doesn’t come cheap.  But if living close to the District is part of your plan, there are several homes to be had at “bargain” prices (for the area, that is).  And, as of July 5, 2011, the top ten cheapest single family detached homes in Bethesda are (in order of highest to lowest):

    Super cute cottage on a quiet street within walking distance to two Metro stops. Big basement. 2BR/2FB. Nicely landscaped level yard. Off street parking. New Furnace and AC August 2011.  Awaits your finishing touches! Days on Market: 21

Washington Folk Festival at Glen Echo Park

The Washington Folk Festival will be returning to Glen Echo Park for its 31st year.  It’s free and features folk music, dance and crafts.  Over 450 performers on 7 stages.  There will be storytelling, music, and local artisans will exhibit their wares.

When:  Saturday and Sunday, June 4 & 5, 2011 from noon – 7pm.

Where:  Glen Echo Park in Maryland

Parking:  Free satellite parking and a shuttle bus will run between the Park and parking lot at Geico in Friendship Heights.  It’s an easy walk from Friendship Heights Metro.

Foreclosure & Short Sale Activity Bethesda/Chevy Chase

Bethesda Chevy Chase foreclosures & short salesI like to study trends in real estate.  And, in just about every other corner of the US, foreclosures and short sales still loom large.  Not so much in Bethesda/Chevy Chase. In 2010 there were 72 foreclosure and short sales within Bethesda/Chevy Chase (specifically, zip codes 20814, 20815, 20816, 20817 & 20818).  Out of a total of 1,392 sales this represents 5.2% of all local sales.  In 2011, thus far, we’ve had 471 homes sell through May 31.  Of these 26 have been bank sales, or 5.6%. Compared to other pockets of the nation, we’re doing alright.

While there are some good deals to be had on these properties, they are not giving away the bank. Sure, there was one listing that started off at $1,600,000 and sold for $600,000 in the end… but only when they lowered the price to $699,000 (this one became a short sale in the middle of construction, and was offered originally as a new property when the seller ran into trouble… it kind of skews the numbers when you dig down to the real story).  And, some sales escalated well over the asking price (one listing in Chevy Chase listed for $1,075,000 and sold for $1,300,000).  Same as Read the rest of this entry »
