Update for 4/29/2011:  1 new listing, 2 under contract and 1 smallish price reduction…all during the last week!

All the homes in this article are currently for sale within East Bethesda. The top of the list features the newest listings, while the bottom showcases those that have been on the market for quite some time. I’ll be updating this post every Friday, so be sure to check back to see what’s new, what’s gone, & what might be coming (and check out the date up top… if it’s not current, neither is this information!). I’ve lived in East Bethesda for over 15 years. I’ve sold real estate in East Bethesda for over 11 years. It’s a wonderful neighborhood within walking distance of two metro stops AND downtown Bethesda. While all of this information is available to you on the various search engines, I’ve taken the time to inject my opinion on the condition, pricing, and likelihood of each property selling… or not. I hope you’ll give me a call if you have any questions. I have loved living here over the years, and I want to share it with other enthusiastic people!

Bethesda Lobster

said on April 19th, 2011 filed under: Bethesda, Just For Fun

lobsterGot Lobster?

The guys from Maine do.  Every Friday in Bethesda.  And every Saturday in Kensington (they also do Baltimore, but that’s a bit of a haul).

For 27 years now the Salt River Lobster company has been providing fresh lobster from Maine. No middle man. They also offer shrimp, fresh fish, various other shellfish, and some smoked seafood.

I’ve been buying lobsters from them since back in the day when they had their truck on the NIH campus.  In fact, the business got started because the lobster guy had a friend at NIH who suggested that he sell ‘em at the (former) farmers market.  Now they can be found at the Bethesda Community Market (pictured on the banner of this website- thank you Joseph Craig English), on the corner of Old Georgetown Road and Greentree Road.  They set up shop on Fridays from 9am-6pm.

You can order ahead to guarantee that you get what you want! This is a good idea if you’ve got a big order, or if you absolutely MUST HAVE a 2lb. lobster.

Pay For Bethesda Parking with Your Cell Phone

said on April 14th, 2011 filed under: Bethesda, Just For Fun

Pay by cell phoneCell phones can now be used to pay for parking at 5,250 County parking meters in Bethesda. By summer, the program will be expanded to include meters in Silver Spring, Wheaton, Montgomery Hills and North Bethesda – for a total of 11,000 parking meters.

To use pay-by-cell, first-time users can register for the program by calling 301-830-7074 or going online anytime to www.mc.goparknow.com (I just signed up- it’s really easy). Parkers set up an account and indicate which credit card will be used for the parking charges. The step-by-step instructions, printed on each meter, direct parkers to:

• Use a cell phone to call 301-830-7074.

• Or, send a text message to 32075.

• Follow the phone/text prompts to enter the meter location number (located on the meter decal).

• Select the amount of time desired for parking.

The parker/user then receives Read the rest of this entry »

4308 Sleaford Road BETHESDA MD 20814

said on April 13th, 2011 filed under: Bethesda

UNDER CONTRACT AS OF 4/19/2011

Offered at $739,000

4308 Sleaford RoadThe first time I met with the sellers of 4308 Sleaford Road to discuss the sale of their home, it was about 95° outside and it felt like a swamp.  My eyebrow went up a notch as they invited me out to the covered patio to sit down and discuss business. Turns out I had nothing to fear.  With the fan turning slowly overhead, it was absolutely lovely and surprisingly comfortable, regardless of the temperature.  The setting is idyllic. Surrounded by several stone retaining walls, the garden is a work of art (and so clearly beyond my personal capabilities), which is why it’s such a pleasure to observe. And the fishpond (once featured in a Lilypons catalog) is to die for.  Can you tell that I like the place?

The sellers (who have lived in the house for over 35 years) have done an amazing job of renovating the interior and preparing it for market.  The floors have been sanded, stained and refinished, and the Read the rest of this entry »

Bethesda MD 20814 Market Analysis/1Q 2011

said on April 10th, 2011 filed under: Bethesda, State of the Market

Bethesda BagelsBack in 2010 I was in the habit of posting real estate market analysis by zip code on a monthly basis… but, guess what? It wasn’t necessarily indicative of the market we were experiencing at the time. One large house could really skew the numbers (and often did), as could a flurry of snow flakes. So, I decided to take it back a notch and post these findings on a quarterly basis.  I think you’ll find that it represents area market trends more accurately.

Analysis:  So, what do the Bethesda MD 20814 numbers in the table below tell us?  Well, it’s convenient that there were the same number of sales in the last two quarters.  It allows for some good comparisons.  Prices are up.  But if you take a closer look at the numbers this 1st quarter, you’ll see that the highest priced sale Read the rest of this entry »

Not sure why this one is priced as low as it is.  I saw it a few years back and it was in very decent shape… still is.  3 bedrooms, 1 full bath up.  Half bath on the main.  Tiny kitchen.  Converted garage. It’s gonna fly off the market at this price. Days on Market: 1

East Bethesda School Proposals

said on April 7th, 2011 filed under: Bethesda

bigstock_Assortment_Of_Coloured_Pencils_1101503Due to recent overcrowding in the BCC High School cluster, the Board of Education is conducting a boundary study for the North Chevy Chase (NCC)/Rosemary Hills (RHPS)/Chevy Chase Elementary School (CCES) community. This is being done to reduce overcrowding and to determine which schools get additions (and how large they shall be).

The current round of recommendations are listed below.  The changes are likely to have a big impact on East Bethesda. You can see the current school assignment by viewing my East Bethesda School Guide post.

Option 1:

All of East Bethesda goes to Bethesda Elementary (BE) K-5.
Paddington Square and Navy Medical area (no kids currently) to RHPS K-2, NCC 3-5 (6)

Keeping it Under $700,000 in Bethesda

said on March 28th, 2011 filed under: Bethesda, Relocating to the DC area

Real Estate in Bethesda is expensive.  Your average 3-bedroom brick colonial home can run around $700,000, and that’s without a lot of frills and family rooms.

So, what does $700,000 OR LESS get you in Bethesda?  I thought I’d high-lite a number of listings that are currently on the market.  I’m focusing in on single family detached homes.  Remember, these are only asking (not getting) prices:

110325185955121111 Valley Road – $599,900
Subdivision: Brookmont
3BR/3FB
Built: 1928
Acres: 0.09
Live with the groovy hikers, bikers and kayakers. Fabulous location.  Walk to the C&O canal.  Dead end street. Teeny, tiny rooms.  2008 renovation. Nice patio.

6206 Massachusetts Ave6206 Massachusetts Avenue- $630,000
Subdivision: Glen Echo Heights
4BR/3FB
Built: 1954
Acres: 0.13
Expanded rambler with chef’s kitchen addition.  Mass. Ave is a little busy, but you get more house for your money for the trade off. Walt Whitman School District.
