They’re back… Bidding Wars

Are you a Bunny?Multiple offers are happening left and right. Here’s how to survive them:

Sellers:

  1. The highest offer isn’t always the best offer.  While it might be tempting to accept the highest bid, you need to take into consideration: contingencies (such as inspection, appraisal and financing), closing date, and the end user (is this someone who will be living in your house, tearing it down, or an investor?).  What is the buyer’s ability to close?  Do your best to choose the right buyer, not the richest buyer.
  2. Don’t dawdle.  If an offer is attractive, respond quickly.  And once you both agree to the terms, get it signed quickly.  Before they move on to the next shiny object!
  3. Keep your objectives in mind.  If suddenly your $500K house is getting multiple offers shooting it up to the $525K range, make sure that you choose the offer that is going to Read the rest of this entry »

The Evers & Co. April 2012 Real Estate Report

DC MapThe brisk spring market heated up in April in the close-in Metro area. The dollar volume of sales increased 13% over the previous year, and the average price went up 5% over April 2011. The area showing the biggest increase was Arlington with a huge 38% increase in dollar volume of sales and an 18% increase in price over the previous year.

Of the hot real estate market areas, Arlington offers many walkable neighborhoods with good Metro access, at slightly (for now) lower prices than NW Washington and lower Montgomery County. It also has many neighborhoods with smaller houses that serve as perfect first time homes for young people moving up from their first condo or rental apartment.

Numbers show most of the greater Metro-area marketplace doing better than last year, and with the existing strong momentum, this should continue into summer.

*Statistics are taken from the Metropolitan Information System for three areas: Washington, D.C., Montgomery County, Maryland; and Fairfax County, Arlington, and Alexandria in Virginia.

House & Garden Tour- Takoma Park 5/6/12

TAkoma Park House & Garden Tour 5/6/12My business partner and I have been doing a lot of research on older homes in the area.  A few years back Cati sold a house in Takoma Park that once belonged to the daughter of Frederick Douglass. Because of her research, she’s been in touch with the wonderful ladies (well, we’ve met two of them!) who help run Historic Takoma, Inc. Cati and I were treated to a short walking tour last week, compliments of Diana Kohn (President) and Lorraine Pearsall (VP for Preservation).  During the tour we learned of a number of homes that had been saved from demolition over the years.  We also spied a number of Sears Kit Houses (our favorite!).

The House & Garden Tour takes place tomorrow, May 6, 2012 in Takoma Park, MD.  Admission is $20.  The tour runs from 1-5pm.  Tickets and brochures are available at the corner of Piney Branch and Eastern Avenues (Upper Portal Park). On the tour are a number of wonderful homes, including several Sears catalog houses, older Victorians, the house belonging to Frederick Douglass’s daughter, and more!  It’s a wonderfully eclectic mix. Don’t miss it!

Bethesda Community Garden Club Plant Sale

Rain or shine, the 2012 sale will run from 7:00 am until 1:00 pm on Thursday, May 3

It’s conveniently located at the the Bethesda Farm Women’s Market (7155 Wisconsin Avenue, Bethesda). Metered public parking is available in the lot behind the market.

Find wonderful buys on a large selection of perennials grown in members’ well-tended gardens. Also for sale: herbs, annuals, native plants, shrubs, and vines.

Novices and experts alike can pose their gardening questions to knowledgeable garden club members on site.

Proceeds benefit various community projects, including landscaping at Bethesda and Davis libraries and a Montgomery College scholarship in landscape technology. Plan now to support the Bethesda Community Garden Club — celebrating 89 years of community service.
