Westland Overcrowding & the New Middle Schoool

Westland overcrowdingI recently attended a community meeting covering the topic of Westland Middle School overcrowding and the options out there for the new middle school.

The new middle school is scheduled to open in August of 2017.  The site selection (quite contentious to date) is expected to be resolved in the Spring of 2012.  Beginning in the 2017/2018 school year, Chevy Chase and North Chevy Chase Elementary Schools will no longer house 6th grade classrooms.

If your child is currently in Kindergarten (2011-2012), they will be in the first class of 6th graders from CCES or NCC to attend middle school.

East Bethesda Elementary School update 2/12

East Bethesda Elementary School updateI attended a community meeting on Feb. 15 to address the new school assignments slated for the East Bethesda neighborhood over the next few years. Bruce Crispell, Director for the Division of Long-Range Planning for Montgomery County Public Schools was on hand to discuss the particulars.

Let’s start with a little bit of history.  Back when they closed Lynbrook Elementary School, East Bethesda residents were offered up, as a concession, the opportunity to choose their elementary school as long as space was available.  All of EB started at Rosemary Hills, and while the permanent school assignment come 3rd grade was Bethesda Elementary, residents could request a transfer to attend either Chevy Chase or North Chevy Chase Elementary schools.

Because of recent overcrowding in ALL of the schools, this formula is no longer working.  In the last 5 years, student enrollment within the B-CC cluster at the elementary school level has increased by 800 students. Some of this is demographics- Read the rest of this entry »

The Evers & Co. January 2012 Real Estate Report

Maryland CrabThe January average sales statistics for the close-in Metro area were almost flat compared with last January, but a closer look shows that the numbers were lower in Montgomery County and suburban Northern Virginia and much higher in the District. While dollar volume of sales was down 9% in Montgomery County and 4% in Fairfax, Alexandria and Arlington, it was up 8.5% in the District. For the average price of a home, Montgomery County was down 4.7%, close-in Virginia was up 1.3% and the District was up over 10%.

The District has often led the other jurisdictions in sales since the slowdown in 2006, and the subsequent recovery of the past three years. In addition to having the reputation for job stability and prosperity, Washington, D.C. has enjoyed good press about the growth of the downtown commercial and residential real estate markets.

My Offer Is In… How Long Will It Take?

how long will it take to hear back about my offer?A lot of buyers want to know how long it will take to hear back about their offer.  Over the years I’ve run into a variety of responses to offers I’ve presented on behalf of my buyers:

  • Sometimes they will get back to you right away
  • Some Sellers like to review the offer and sleep on it
  • Others are pretty quick to turn down your offer, or counter
  • A few agents out there will call to say that their Sellers have agreed to the offer, and then they don’t follow through with the paperwork (which means no agreement)
  • And then there are those who just don’t respond

Homeowner Help on the Horizon?

under water on your home?President Obama proposed during his recent State of the Union address a national refinance plan that would help those who are underwater on their mortgage or owe more than their house is worth.  The key word in the previous sentence is PROPOSED. It has to make it through the Senate and the House before taking effect, and we know how well everybody gets along these days. The program is intended to stimulate the housing market, and it should be said that it’s directed toward “responsible” borrowers.

The current proposal offers up the following:

  • Candidates have to be current on their mortgage payments for the last 6 months (with only one missed payment in the 6 months prior to that)
  • Minimum credit score of 580
  • Owner occupied properties only
  • 30-year conforming loans that fall between $271,050 – $729,250
