How to Keep Cool… When it’s HOT!

Cucumber!

I love DC… but sheesh it’s hot.  Some tips to keep things cool:

  1. Exercise.  Focus in on the start or end of the day when temperatures are at their lowest.  And if you can’t change your exercise time, consider walking instead of running.
  2. Use fans.  Even in air conditioned spaces, fans cool you down by as much as 8 degrees.
  3. Cotton clothing will keep you cooler than synthetics.  Lighter colors are best.  And the looser, the better.
  4. Drink a lot of water.  Avoid caffeine and alcohol, as they tend to dehydrate the body.
  5. Keep a spray bottle in the fridge, and zap yourself with a cool mist spray every once in a while. Read the rest of this entry »

High Balance Loans Set to Expire

houses dollar signIf you are in the market for a new home, particularly one in the $800-$900K price range, you might want to do a little scurrying.

Temporary high balance loans, currently capped at $729,750, are scheduled to expire at the end of September, 2011. Come October 1, 2011 the new loan limit for conforming loans for the DC area via Freddy Mac, Fannie Mae and FHA will be capped at $625,500. For cash strapped buyers who make good money but don’t have much in savings, this will adversely effect how much house you can buy in the area.  In pricey suburbs like Chevy Chase and Bethesda, this severely curtails one’s ability to live in these areas, where starter homes begin often in the low $700′s. Evers & Co. Real Estate Report- June 2011

A few of my clients have been commenting on the competitive local market… and how it seems like prices are inching up.  They are right! Prices were up in the close-in Washington Metro area for the 14th consecutive month, with the average price for June up 5.6 % over June of the previous year. While the dollar volume of sales is down from last June, this is partly due to the fact that sales were way up in April, May and June of 2010, due to the effect of the First Time Homebuyer’s Tax Credit. The second reason for dollar volume of sales being lower than last year is the relatively short supply of product in the close-in Metro area, a factor which is also puts upward pressure on prices. In the close-in market, the average “days on the market” were only two days more than last June, again, due to the shortage of product and resulting faster sales.

The other newsworthy feature about this June’s market is the availability of record breaking low interest rates in the $1,000,000+ category, a factor that is giving the upper-brackets market a much-needed boost.

Ten Cheapest Houses in Chevy Chase

Let’s not kid ourselves. Housing in Chevy Chase, one of the most iconic suburbs in all of the DC metropolitan area, doesn’t come cheap. But if living in CHEVY CHASE is part of your plan, there are several homes to be had at “bargain” prices (for the area, that is). And, as of July 7, 2011, the top ten cheapest single family detached homes in Chevy Chase (MD & DC combined) are (in order of highest to lowest):

Central AC. Perfect for renovating or starting fresh.  Days on Market: 62
