In June of 2010 there were 30 homes that closed within the month for 20015 Chevy Chase, DC.  This was a decrease of 4 units, as there were 34 homes that closed in June of 2009.

The average list price for homes that closed in June of 2009 was $894,379
The average list price for homes that closed in June of 2010 was $878,871

The average sale price for the homes that closed in June 2009 was $848,735
The average sale price for the homes that closed in June 2010 was $833,138

The average Days on Market for homes that closed in June 2009 was 61 days.
The average Days on Market for homes that closed in June 2010 was 40 days.

26 homes went under contract in 20015 Chevy Chase, DC in the month of June 2010.  The average list price of homes that went under contract was $760,273.  The average Days on Market for these 20015 Chevy Chase, DC  homes was 27 days.

So, what does all of this mean?

Sales were up from May, with the average sales price increasing by about $40,000.  However, properties under contract in the month of June have an average list price of $760,273, down over $100,000 from May’s under contract properties.  We’re seeing a bit of a see-saw effect as the market settles into itself.  June was the 13th month in a row where region-wide prices improved over the same month a year earlier.
