In June of 2010 there were 43 homes that closed within the month for zip code 20016  in the District of Columbia (AU Park/Tenley/ Palisades).  This was an increase of 2 units, as there were 41 homes that closed in June of 2009.

The average list price for homes that closed in June of 2010 was $1,080,053

Mortgage Rates are REALLY low

moneyMortgage Rates are low.  Really, really low.  As of Friday, July 30, 2010:

A conforming (up to $417,000) 30-year fixed rate is 4.375% with 0 points.

The same loan, with 1.0 point is at 4.125%.

For loans between $417,000 and $729,000 the 30-year fixed rate is 4.5% with 0 points.

The same loan, with 1.0 point is 4.25%.

A 15-year fixed loan up to $417,000 is at 3.75% with 1/4 a point.

Jumbo loans (anything over $729,000 and under $2,000,000) are available at 5.25% for a 30-year fixed rate with 20% down.

This is pretty spectacular.  If you don’t have a preferred banker in mind, please let me refer you to some of my favorites.

Stormy Weather

East Bethesda- stormy weather!

Sunday was kind of nutty.  I was about 2-1/2 hours into my open house on Cheltenham when all of a sudden the sky got very dark, very fast.  Within seconds (or, so it seemed) the wind kicked up and it began to rain – HARD – sideways!  The electricity surged off and on (not so good for open houses).  I even had a couple of house hunters stranded  for a bit.  At one point it seemed like a trip to the basement was in order, but we never seemed to make it – all of us were glued to the window watching the storm unfold.

After the open house and the storm wrapped up, I took a little spin through the neighborhood with my pup. Several trees and a lot of branches were down.  A few intersections were cordoned off with police tape because of downed electrical lines.  I heard reports of fire balls and loud explosions.  Power was off.  Not everywhere, but throughout about half of East Bethesda.

Lead (Weed) by example…

Sometimes being a real estate agent can backfire on ya.  Take, for example, the big head we might get by telling people what to do all the time (clean up your clutter, paint that wall, repair that chimney!).  And while it might work on our poor clients, I’m very sad to report that it doesn’t necessarily carry over to our personal lives (my house is littered with smelly socks belonging to my kids …  do I have control of the situation?  Fuggedaboutit).

About 5 years ago I put my own house on the market.  Suddenly, I was the one having to take my own advice (sorry if this is getting confusing).  Suffice it to say, it was a lot of work.  The good thing that came out of all that preparation was a new appreciation for my clients.  I was reminded of all the hard work that goes into getting a house ready for market.  To say that it can get a little stressful is an understatement.

The thing is, we’re not just asking you to clean up your house.  We’re asking you to create “PERFECT HOUSE“.  Where large plastic toys don’t populate every room. Where kitchen drawers aren’t jammed with every utensil known to man.  And where weeds have been eradicated from the world.

If you think your real estate agent lives this way, think again.

So, why should I work with a Real Estate agent?

why hire a real estate agent?A lot of people, even some friends, are under the impression that we real estate agents show a house or two, hand over the keys and collect a big fat check.  If only this were true!!  There’s a lot that goes on “behind the scenes”:

  • neighborhood knowledge – It takes years to figure out the nuances of each neighborhood.  Which ones have swim clubs, dog parks, dry cleaners, etc…  Anyone can sell you a house.  You need an agent who can fill you in on all of the details.
  • knowing the contracts inside and out-  Contracts are 50+ pages long- full of legal jargon.  While I don’t pretend to be a lawyer, I do know what to look for in a contract, and what to avoid.  You need an agent who has taken the time to learn all aspects of the contract so that your best interests are protected.
  • time spent researching properties- when you do decide to jump in there and buy or sell, you want to make sure that your comps are up-to-date and properly analyzed.  Additionally, we can perform a function that no computer can, which is to Read the rest of this entry »
