In May of 2010 there were 39 homes that closed within the month for zip code 20016  in the District of Columbia (AU Park/Tenley/ Palisades).  This was an increase of 12 units, as there were 27 homes that closed in May of 2009.

A Tale of Two Zestimates

big house small houseSo, what’s the big deal with Zillow?

Several of my clients are fans of Zillow.  And with good reason- Zillow does an excellent job of providing the consumer with really detailed information about a property (and surrounding properties), including information on schools, parks, grocery stores, coffee shops, mortgages, etc.  Where Zillow fails,  in my humble opinion, is when it tries to price a home in our market (zestimates!).  They get that wrong almost all of the time. 

The following two houses (which recently sold) illustrate exactly what trouble lies within the automated system.

4309 Kentbury Drive, Bethesda, MD 20814
Wonderful house.  Quite typical for the neighborhood of East Bethesda.  Features 3 bedrooms and 1 full bath on the second floor, your standard LR, DR, smaller dated kitchen, an office addition and a 1/2 bath on the first.  Basement needs work.  Yard large enough for a future addition.  Excellent location.  This house listed correctly for $709,000 (again, in my opinion) and went under contract within 5 short days, eventually settling for Read the rest of this entry »

Real Estate Financing 101

coin rollsMortgage rates fluctuate.  As do mortgage terms.  As a buyer it is vital that you understand this.  Many new buyers will meet with a lender, get an idea of what they can spend, and not talk to their lender again until they’ve found a place.  Guess what?  Things might have changed, for better or worse

I’ve been working with one couple for three+ years now (shocking, I know.  It doesn’t usually take this long to find a house, but their requirements are very specific, and they aren’t in much of a hurry).  In this time we’ve gone through many “cycles”:

  • 2007:  Fully approved loan, not contingent upon financing and/or sale of current property.  Loan up to 100%.
  • 2008:  Fully approved loan, 90% financing available.  Contingent upon sale of current home.

BensChiliBowlIf you take a look at the top of my website, you’ll notice a montage of three screen prints, all by local artist Joseph Craig English.  When I first  started to get “blog fever” I wrestled with what exactly I was going to use as a “header” on my website.  Because I practice real estate in both my hometown of Bethesda and surrounding areas, including DC, nothing seemed obvious. Knowing that I was a longtime fan, my husband suggested that I consider Joseph Craig English’s work… and I knew that he’d hit the nail on the head.
