So, what does all of this mean?
Homes in 20015 fared surprisingly well over the last few years. List prices declined by $30K from April 2009 to 2010. And actual sales prices were down only $15K. Yearly averages showed a bit more of a swing, with a difference of $60K between 2008 and 2009 – about a 7% decline – far better than the national average. Days on market were cut in half for April 2010, down from 66 days in 2009 to 32 in 2010. Homes under contract fared even better with an average 25.3 days in April 2010. All in all, Chevy Chase, DC has weathered the storm well, and I fully anticipate that this trend will continue.
