early spring dogwoodUpdate for 3/27/15. One under contract. One disappeared? No price drops.

All the homes in this article are currently for sale within East Bethesda. The top of the list features the newest listings, while the bottom showcases those that have been on the market for quite some time. I’ll be updating this post every Friday, so be sure to check back to see what’s new, what’s gone, & what might be coming (and check out the date up top… if it’s not current, neither is this information!). I’ve lived in East Bethesda for over 19 years. I’ve sold real estate in East Bethesda for over 15 years. It’s a wonderful neighborhood within walking distance of Bethesda Metro AND NIH/Walter Reed. While all of this information is available to you on the various search engines (and please keep in mind that these are not all of my own listings), I’ve taken the time to inject my opinion on the condition, pricing, and likelihood of each property selling… or not. I hope you’ll give me a call if you have any questions. I have loved living here over the years, and I want to share it with other enthusiastic people!

New construction home on a smaller lot (4,800 sf). Super sunny and bright, this home features 4BR/4.5BA. Has more of a railroad feel than the other new builds. Seems to me that the better deal might be on Chestnut Street, with the extra bedroom, bath and third floor- all for an extra $50K. Hey- it’s easy when you’re spending someone else’s money. The Evers & Co February 2015 Real Estate Report

said on March 18th, 2015 filed under: State of the Market

The US Capitol in Washington DC. vector illustrationThe bad weather in February coupled with low inventory had a negative impact on the close-in Metro area marketplace, which showed a 3.3% decline in dollar volume of sales from last February, and a 17% increase in “days on the market”. While the District had a hearty 5% increase in average price and Northern Virginia had a 3.8% increase, Montgomery County showed a minus 5.4% in average price.

Although there are plenty of buyers in the marketplace, the low inventory
has created a tough market for buyers who don’t have enough extra money, experience or confidence to drop contingencies and be able to compete with all-cash, contingency-free competitors. As we move into spring, inventory will get better, but so will the number of buyers. In addition, the highest price rise usually occurs between January and June, with greater increases taking place as the weather gets better. The lesson in this for buyers is not to wait, but to buy now if they find a desirable property they can afford.

*Statistics are taken from the MRIS ( Metropolitan Regional Information System) for three areas: Washington, D.C.; Montgomery County, Maryland; and Fairfax County, Arlington and Alexandria in Northern Virginia.

Pantone Color of the Year 2015

said on February 16th, 2015 filed under: Information for Sellers, Just For Fun

Pantone color of the year 2015AND THE WINNER IS…

Marsala!

Every year the Pantone folks choose a color.  And without fail this color seems to show up in the shops- in clothing, home accessories, furniture, etc.  Most people won’t even register the change… heck, most don’t even know about the color of the year.  But if you are aware of it, you will begin to notice trends.

Now, this doesn’t mean that we recommend that you wholly embrace the newly anointed “color”.  Quite the opposite.  As real estate agents, we strongly suggest a neutral palette. If one is so inclined, the color of the year can be a perfect “accessory” color (think pillows, bedspreads, candle sticks, dish towels, etc). But best not to go overboard and paint all the walls Marsala (see recent “colors of the year” below and you’ll see why).

pantone color of the year

Pantone has a pretty cool website.  You can find all sorts of complementary colors that work well with the color of the year.  In it one is bound to find a good Read the rest of this entry »

Revelations on a Kitchen Renovation

said on February 12th, 2015 filed under: Just For Fun

day-3-5One of the questions we are most often asked is whether or not renovations are worth it? Dollar for dollar, most renovations do NOT return full value. What they CAN accomplish is a quicker sale, big points for improved condition, and sometimes multiple offers, which can translate into the plu$ column.  Houses with updated kitchens & baths, fresh paint, pretty floors and handsome landscaping sell faster than their less-attractive counterpoints. Almost always.

My business partner, Cati, is going through a kitchen renovation of her own.  So, in a sense, we’re putting our money where our mouth is (notice, I use the royal “we”… poor Cati’s the one living through the pain). While she has no plans to sell her house, her 1980’s kitchen is long overdue for a major overhaul. (At least she can enjoy it up until she does sell it, which is entirely another topic).

She’s been chronicling her “adventures” in a series of posts titled The Kitchen TimerExplore the highs and lows of a relatively straight forward kitchen renovation, as experienced by our very own Cati Bannier. Be sure to start with Day 1.
