said on February 20th, 2015 filed under: Bethesda, Homes for Sale

East Bethesda sunsetUpdate for 2/20/15. One lovely new listing. No price drops. Nothing under contract this week. And next week we have a new listing ourselves- 5BR/3.5BAs – half a block to the park. It’ll be open March 1, minus any snow storms! Please get in touch if it’s of interest.

All the homes in this article are currently for sale within East Bethesda. The top of the list features the newest listings, while the bottom showcases those that have been on the market for quite some time. I’ll be updating this post every Friday, so be sure to check back to see what’s new, what’s gone, & what might be coming (and check out the date up top… if it’s not current, neither is this information!). I’ve lived in East Bethesda for over 18 years. I’ve sold real estate in East Bethesda for over 15 years. It’s a wonderful neighborhood within walking distance of Bethesda Metro AND NIH/Walter Reed. While all of this information is available to you on the various search engines (and please keep in mind that these are not all of my own listings), I’ve taken the time to inject my opinion on the condition, pricing, and likelihood of each property selling… or not. I hope you’ll give me a call if you have any questions. I have loved living here over the years, and I want to share it with other enthusiastic people!

Pantone Color of the Year 2015

said on February 16th, 2015 filed under: Information for Sellers, Just For Fun

Pantone color of the year 2015AND THE WINNER IS…

Marsala!

Every year the Pantone folks choose a color.  And without fail this color seems to show up in the shops- in clothing, home accessories, furniture, etc.  Most people won’t even register the change… heck, most don’t even know about the color of the year.  But if you are aware of it, you will begin to notice trends.

Now, this doesn’t mean that we recommend that you wholly embrace the newly anointed “color”.  Quite the opposite.  As real estate agents, we strongly suggest a neutral palette. If one is so inclined, the color of the year can be a perfect “accessory” color (think pillows, bedspreads, candle sticks, dish towels, etc). But best not to go overboard and paint all the walls Marsala (see recent “colors of the year” below and you’ll see why).

pantone color of the year

Pantone has a pretty cool website.  You can find all sorts of complementary colors that work well with the color of the year.  In it one is bound to find a good Read the rest of this entry »

Revelations on a Kitchen Renovation

said on February 12th, 2015 filed under: Just For Fun

day-3-5One of the questions we are most often asked is whether or not renovations are worth it? Dollar for dollar, most renovations do NOT return full value. What they CAN accomplish is a quicker sale, big points for improved condition, and sometimes multiple offers, which can translate into the plu$ column.  Houses with updated kitchens & baths, fresh paint, pretty floors and handsome landscaping sell faster than their less-attractive counterpoints. Almost always.

My business partner, Cati, is going through a kitchen renovation of her own.  So, in a sense, we’re putting our money where our mouth is (notice, I use the royal “we”… poor Cati’s the one living through the pain). While she has no plans to sell her house, her 1980’s kitchen is long overdue for a major overhaul. (At least she can enjoy it up until she does sell it, which is entirely another topic).

She’s been chronicling her “adventures” in a series of posts titled The Kitchen TimerExplore the highs and lows of a relatively straight forward kitchen renovation, as experienced by our very own Cati Bannier. Be sure to start with Day 1.

Gas Prices in Bethesda Chevy Chase

said on January 26th, 2015 filed under: Bethesda, Chevy Chase, Just For Fun

I just discovered a new website that posts local gas prices.  Yahoo! Granted, we’re all saving a bundle on gas these days. But the time will come when they inch up into the stratosphere again, and this might just come in handy.  This is what you can expect when you go to the site:

Looks like Giant on Connecticut Avenue is the big winner. Click local gas prices for an update, or to zero in on another location.

DC MapThere are currently 206 active listings within the Bethesda Chevy Chase marketplace (zip codes 20812, 20814, 20815, 20816, 20817 & 20818), on this very cold day of January 22, 2015. The median asking price for a single family or townhome is $1,550,000. The median days on market is 104. Averaged, both numbers go up. The average asking price for a Bethesda Chevy Chase listing is $1,750,942 (the average original list price is/was $1,776,242) and the average days on market is 131.

The least expensive house to be had currently in BCC is located at 8318 Brook Lane, listed at $550,000.

The most expensive listings share an asking price of $7,200,000 and are located at 7700 Oldchester Road and 6801 Hillmead.

What does all of this mean?

  • Houses are damned expensive in Bethesda-Chevy Chase
  • Sales of upper-end homes are sluggish
  • In the last three months, 107 homes priced below $1-million received an average 96.7% of their asking price and sold in 40 days.
