The Evers & Co. June 2014 Real Estate Report

said on July 27th, 2014 filed under: State of the Market

American pieThe statistics for June look a lot like May 2014, with numbers down in close-in Northern Virginia and in Montgomery County, but with the District of Columbia once again gaining in both dollar volume of sales and price. The dollar volume of sales was up 13% over last June, and the average price was up 6% in DC. One of the reasons is that the District offers “walkability”, and since gridlock has become a major issue for our Metro area, getting around easily and being able to walk to Metro, stores, work and entertainment is very desirable for people buying homes in our area. In addition, the Metro area is a good job market, and the young people filling these jobs are particularly interested in an urban lifestyle.

Because of the resilience, success and stability of Washington, D.C. foreign investment will probably increase and we will be tracking what we believe will be increasing interest, especially from the two biggest foreign investors in U.S. real estate, Canada and China.

*Statistics are taken from the Metropolitan Regional Information System for three areas: Washington, D.C.; Montgomery County, Maryland; and Fairfax County, Arlington and Alexandria in Virginia.

summer flowersUpdate for 7/25/14. No new listings. No price reductions. Nothing new under contract.  Oh, and one went away. Sheesh.

All the homes in this article are currently for sale within East Bethesda. The top of the list features the newest listings, while the bottom showcases those that have been on the market for quite some time. I’ll be updating this post every Friday, so be sure to check back to see what’s new, what’s gone, & what might be coming (and check out the date up top… if it’s not current, neither is this information!). I’ve lived in East Bethesda for over 18 years. I’ve sold real estate in East Bethesda for over 15 years. It’s a wonderful neighborhood within walking distance of Bethesda Metro AND NIH/Walter Reed. While all of this information is available to you on the various search engines (and please keep in mind that these are not all of my own listings), I’ve taken the time to inject my opinion on the condition, pricing, and likelihood of each property selling… or not. I hope you’ll give me a call if you have any questions. I have loved living here over the years, and I want to share it with other enthusiastic people!

4324 Rosedale4324 Rosedale Avenue, $1,895,000
Wow. What a house! I’m not a big contemporary fan, but this house is fabulous! Amazing, soaring spaces throughout. 4BR/3.5BA. Balconies, decks, massive picture windows, & fabulous light. It’s way cool. If I were to be at all critical, it’s that the 2nd story rear balcony is only accessible via an outdoor stairway. Listed with Beasley Real Estate. Days on Market: 43

Holding Out For A Better Offer

said on July 23rd, 2014 filed under: Information for Sellers

Best Offer No matter what the “temperature” of the market, sellers always wonder whether or not they should work with the first offer that comes in or wait for something better to come along. In real estate, sometimes that 2nd offer doesn’t come around for a long, loooong time. Quite often the first offer is the best offer a house will receive, so we almost always advise our sellers to try and work with the “bird in hand.”

If your home is on the market, and an offer comes your way, even if it is a lousy offer, make an effort to review the terms and send back a counter offer.  Sometimes buyers are testing the waters, not actually believing that their offer will be accepted as presented.  A low-ball offer doesn’t always signal a lack of interest, capability, or flexibility on the part of the buyer. If you take offense and don’t respond, you’ll never know just how willing the buyer would have/could have been.

In 2013 the average number of “days on market” was 48 (for Bethesda zip code 20814).  So far this year in 2014 that number is 59.  Despite the lack of inventory, not all houses receive offers within the first few days.

Buying No-No’s

said on June 16th, 2014 filed under: Information for Buyers

Business woman wagging her fingerHey- you’re finally under contract to buy a house. Hooray! Here’s a list of stuff you can do to screw it up:

  • Do not co-sign ANYTHING for anyone else.
  • Don’t even look into establishing new credit (department stores, American Express, etc)
  • Don’t close any existing bank accounts or change banks.
  • Avoid major purchases with credit 30-60 days before closing.
  • Don’t omit debts or liabilities on your mortgage application… it will catch up with you.
  • Avoid big deposits just before settlement, or, be sure to discuss it first with your lender before you do.
  • Don’t dip into the funds you’ve set aside for closing.
  • Don’t miss any payments on current lines of credit.
  • Hold off on purchasing furniture, appliances, or cars until after settlement.
  • And for goodness sake, don’t quit your job, change your job, get fired from your job, or decide that self-employment is the way for you.  It will backfire.

That’s it.  You’ve got your marching orders.
