The Evers & Co. October 2014 Real Estate Report

Nats ParkThe biggest news for October was the discrepancy between the sales performance of the District versus Montgomery County and the close-in Northern Virginia suburbs. While Montgomery County had a 1.7 % decrease in sales compared to last October and Northern Virginia experienced a 6.3% decrease, DC showed a whopping 25.5% increase! In addition, the median price was flat for both Montgomery County and Northern Virginia, and the District had a 5.1% increase over last October.

These are significant differences in performance, and it indicates what the real estate agents already know – that the market in the close-in areas is much stronger than in the outlying areas, and DC is once more the star of the show. Hey, Big Spender

Found money!All money is not the same.  In real estate, a lot of times local money is king.

When I’m listing a property, and we get two offers, and one of them has financing through a capable local lender and the other offer is financed through a 1-800 number… three out of four times I’m going to recommend that our sellers go with the local lender... even if the other offer is for more money.

For a variety of reasons this makes sense:

  1. Ownership.  When I’m talking to a bank, I want to talk to one person who will track the loan from start to finish.  I don’t want to speak with someone in the phone bank, who really has no idea about who the client is or what is needed from them, only to be passed along to a new person the next time I have a question. In real estate, you need answers fast. Have you ever had problems with your cable/television/phone? While I won’t mention names, getting an answer or a remedy quickly is a lark.  That’s just not acceptable when dealing with real estate.
  2. Accountability. If a local lender screws up, you can be sure that most of the real estate community knows about it. Get a 1-800 loan, and there is no one on the other end of the line who cares. There is no local reputation to protect. As a seller, you can always tell the buyer that you’ll take their offer, but only if they switch lenders. Sometimes they’ll even listen to you!

The Evers & Co. September 2014 Real Estate Report

Union Station, Washington Dc.The market in the close-in Metro area was slightly negative from last year at this time, with -1% in dollar volume of sales and -1% in average price. This means that buyers may actually be able to purchase at the price they were planning and it means that sellers have to be very careful not to overprice their properties.

The hottest areas are the neighborhoods where young people are buying, while the move-up areas in the suburbs have slowed down. Downtown DC and parts of Arlington are going strong, and it seems that all the hype about Washington becoming a “mecca for millennials” is really true. Washington, D.C. is now leading Seattle, Portland and Houston in many polls, due to the increase in social attractions for millennials, such as restaurants, wine bars and coffee houses, as well as the high number of theaters and music venues, the incredible cultural opportunities and free museums, access to Metro, and the large number of “walkable” neighborhoods all over the city. We look for this trend to be on the increase as we go through winter and into the spring of 2015.
